Representative Engagement: Prospect Ridge, The Town of Bennett, Colorado
Prospect Ridge consists of approximately 370 acres of
undeveloped land within the Town of Bennett. The property was annexed
and zoned in the Town of Bennett during mid-2002. The entire entitlement
process included annexing the property, preliminarily and final platting
of the property into approximately 900 single family detached dwelling
unites, 180 multi-family unites and 10 acres of retail/commercial zoning.
A metropolitan District is in the process of being formed in order
to fund basic infrastructure requirements of the development including
streets, utility infrastructure, and water and sewer utilities. As
a result of the value added entitlement process, the land will enjoy
an increase in value from approximately $5,000/acre in what was not
an entitled condition to approximately $25,000 per acre as a result
of the entitlement work.
